What's your home worth?

Online estimates are a starting point, but they can't see your renovations, your lot, or how buyers in your neighborhood are behaving right now.

I'll prepare a free Comparative Market Analysis for your home, based on recent sales near you and today's market, and walk you through what it means for your plans. There's no cost and no obligation, whether you're thinking of selling this year or just want to know where you stand.

What is a home valuation?

A home valuation estimates what your home would likely sell for in today's market. It's useful whether you're planning to sell, refinancing, borrowing against your equity, or simply want to know where you stand.

How is my home's value determined?

Value starts with location, size, age, lot, condition, and updates, measured against recent sales of comparable homes nearby. Current inventory, interest rates, and buyer demand also shift what homes are selling for from month to month.

How accurate are online estimates?

Automated estimates are a helpful starting point, but they rely on public records and recent sales data. They can miss renovations, finishes, views, and the details that make your home different. A local agent's analysis or an appraisal gives a more precise number.

How is a valuation performed?

Two reliable ways to value a home

Market Analysis

Comparative Market Analysis (CMA)

A CMA is how agents price homes. I look at homes like yours that have recently sold, are under contract, or are for sale nearby, then adjust for differences in size, condition, updates, lot, and location. The result is a realistic price range for today's market, along with the reasoning behind it. My CMAs are free, with no obligation.

A licensed appraiser's opinion

An appraisal is an independent valuation by a licensed appraiser, usually ordered by a lender during a purchase or refinance. The appraiser inspects the home inside and out, reviews recent comparable sales, and prepares a detailed written report. Appraisals carry a fee, which the borrower typically pays.

When a home valuation helps

Situations where knowing your home's value matters

Selling

Pricing is the biggest decision you'll make when you sell. Priced right, a home draws more buyers and stronger offers. Priced too high, it can sit and end up selling for less. A valuation gives you a clear starting point for that conversation.

Lenders base your loan on your home's value. A higher value means a lower loan-to-value ratio, which can help you qualify for better terms or remove mortgage insurance.

Refinancing
Home improvements

Planning a renovation? Knowing your home's value, and what similar homes nearby sold for, helps you choose projects that add value without pricing your home above the neighborhood.

A home equity loan or line of credit depends on how much equity you have. Most lenders want you to keep some equity in the home, often around 15% to 20%, so a current value helps you see what you may qualify for.

Borrowing against your equity
Planning ahead

Even if you're not moving soon, knowing your home's value helps with financial and retirement planning, and prepares you if life brings an unexpected move.
